Is a mini split the right fix for an Arizona room?

Why can’t the main system cool it?
The room wasn’t part of the house the original system was sized for. An enclosed patio or converted garage may have long glass walls, a thin roof or a garage door, and no duct at all. Tapping a duct into a system with no spare capacity cools the new room a little and the rest of the house a little less. A separate unit avoids that trade. How is a single-zone unit sized?
By a load calculation for that room, not by square footage alone. Glass, which way it faces, roof construction and how you use the room all change the answer. The City of Tucson requires load and sizing calculations for new and replacement HVAC equipment and lists a summer design temperature of 105F, so ask the pro to show the calculation and the number it was run at. Will it heat the room in winter too?
If it’s a heat pump model, yes, and that matters in a room with this much glass. Where does the head go?
On a wall that throws air across the room, not straight at a seat, and clear of the glass that takes the afternoon sun. A wall-mounted head is the simplest to place. How do the lines run on a stucco house?
Refrigerant lines, a condensate drain and a power wire link the head to the outdoor unit through one small hole in the wall. On stucco, ask where the hole goes, how it’s sealed against monsoon rain, and whether a line cover runs down the wall. Ask where the condensate drains too, so it doesn’t stain the stucco or pool at the slab. Put the outdoor unit where it gets shade but open airflow. Does it need a permit?
In the City of Tucson, permits are required for new and replacement air conditioners and heat pumps, and the matched contractor pulls it. Whether enclosing the patio or garage needs its own permit is a question for the City’s Planning and Development Services department. Outside the City, in Oro Valley, Marana, Sahuarita or unincorporated Pima County, ask the town or county what applies to your address.
Is there a rebate?
TEP’s Efficient Home Program lists mini split heat pumps or ACs at up to $100 per ton, as listed by TEP in October 2026.
